“For Sale By Owner” homes very often overpriced
No-one denies that, on occasion, you can negotiate directly with the sellers and save money. However, most buyers assume that if they buy directly from an owner they will get a lower price. Since the owners wouldn’t have to pay a commission, they could pass along their savings to the buyers. But why would they want to? Most sellers don’t take on the burden and expense of selling their own home so they can give buyers a better price. They do it to pocket more money for themselves. Lima real estate sellers are no different!
In fact, as often as not, people selling their own homes overprice them. They’re hoping to find some “bargain-hunting” buyers who will be hoodwinked into believing they are saving money because there’s no agent involved. In addition, even if the home appears to be priced right, it may suffer from hidden defects. Buyers moving in from out of town to Lima Ohio are the most vulnerable to assessing the value of For Sale By Owners. The home may be a steal compared to house prices in their home town, but may not be a good deal here in Lima Ohio.

Choose a real estate agent with experience to help you!
Many buyers start their Lima Ohio home search randomly. They see a home listed on a Lima Real Estate site and in their initial excitement call the listing agent. Firstly, that agent is already working for the seller and cannot represent the buyer’s best interests. Secondly, you have no idea about the agent other than the fact that they have the listing. Real estate sales follow the same 80-20 rule found in most fields. Eighty percent of the agents do 20 percent of the business, and the top 20 percent of the agents do 80 percent of the business. You need a Lima Real Estate agent with a proven track record of not just sales, but of helping buyers. Lima Real Estate agents referred by New Quest have experience in helping buyers relocating to Lima buy a home for the right price!

In the years after the American Revolution, the Shawnee were the most prominent residents of west central Ohio, growing in numbers and permanency after the 1794 Treaty of Greenville. By 1817, the United States had created the Hog Creek Reservation for the local Shawnee, covering portions of what would become Allen and Auglaize counties, and including part of present-day Lima.
The creation of the Shawnee reservation freed other lands in the area for settlement, and in February 1820, the Ohio legislature formally established Allen County. In 1831 the Shawnee relinquished all their land in the area to the United States and relocated to Kansas, opening all of Allen County to American settlement. The Ohio legislature mandated that a county seat be established. “Lima” was the result. Its name originated with Judge Patrick G. Goode, who insisted on the Spanish pronunciation “Lee-mah” after the capital of Peru, but the local vernacular -- "Lye-mah" -- prevailed.
